		<p style="text-align: center;">Vivir de las rentas es el sueño de muchos, pero hay que estar al tanto de todo cuanto sea posible en torno a los compromisos y responsabilidades de tener un inquilino y obtener ingresos derivados del alquiler de una casa o departamento.</p>
<p style="text-align: center;">La deducción ciega es un beneficio fiscal que permite al casero deducir el 35% de sus ingresos obtenidos por alquilar un inmueble y, a menudo, es la opción que toman los dueños de propiedades en renta. Sin embargo, el nuevo régimen simplificado de confianza vigente a partir de este año podría resultar más conveniente. Veamos porqué…</p>
<p style="text-align: center;">El nuevo régimen es muy interesante porque pagas solo sobre los ingresos. Desde luego nos referimos únicamente a la renta de una casa-habitación. Si una persona tiene ingresos por arrendamiento y entra al nuevo régimen, va pagar sobre los ingresos –no sobre la utilidad– entre el 1 y el 2.5%, sin ninguna deducción.</p>

		<p>Sí pues por un lado nos permite saber que pagar impuestos por arrendamiento no es oneroso y, por ende, esa certeza te permitiría ponerte al día con tus obligaciones fiscales este año. Además, el alquiler de una casa-habitación no amueblada no genera IVA, otro punto a favor. ¡Ojo! Cuando rentas una vivienda amueblada, la renta sí genera IVA.</p>
<p>En México no todos los arrendadores pagan impuestos y eso ha sido detectado por las autoridades. ¿Esa es la mala noticia? No tanto, aunque desde la perspectiva del Colegio de Contadores Públicos de México lo aconsejable es que, si tienes ingresos por arrendamiento, los declares.</p>
<p>Las autoridades tienen detectados a quienes no pagan y en 2022 están implementando un beneficio a través del régimen simplificado de confianza que consiste en una tasa reducida sobre los ingresos.</p>

		<p>Después habría que resolver la siguiente pregunta: <strong>¿me conviene la deducción del 35% ciego más el predial o el régimen simplificado de confianza?</strong></p>
<p>La deducción ciega conviene cuando el propietario tiene gastos, pero no todos son deducibles. A parte del predial es posible deducir gastos como el mantenimiento (si tú lo estás pagando); el consumo de agua (igualmente si tú lo estás pagando); primas de seguros; salario, comisiones, honorarios (en caso de que los estés pagando), pero estos tienen un tope del 10% de tus ingresos.</p>
<p>Toda persona física que tiene un inmueble en renta puede guiarse de una lista de conceptos que puede deducir, no cualquier gasto como el combustible, papelería o gastos de viajes son deducibles.</p>

		<p><strong>Comparando deducción ciega vs nuevo régimen simplificado de confianza.</strong></p>
<p>Imagina que cobras a tu inquilino 10 mil pesos al mes de renta, por lo tanto, obtienes ganancias de 120 mil pesos al año.</p>
<p>En la deducción ciega tienes derecho a deducir el 35%, entonces vas a pagar impuesto sobre 78 mil pesos (35% de 120,000= 42,000; 120,000 – 42,000 de deducción ciega = 78,000 para hacer el cálculo del ISR). Lo que significa que pagarías de ISR alrededor de 5 mil 199 pesos (pago según la tabla de impuestos y si ese fuera tu único ingreso en el año).</p>
<p>Con el nuevo régimen tendrías que pagar de ISR cerca del 2% de tus ingresos, es decir, 2 mil 400 pesos.</p>

		<p>Muchos autónomos cotizan por la base mínima, pero si a final de año les ha ido bien es el momento de realizar alguna aportación a su plan de pensiones. Esta aportación supone un mejor tratamiento fiscal para la liquidación de IRPF.</p>
<p>Y este año es más importante que nunca este apartado porque los Presupuestos Generales del Estado para 2022 van a bajar la deducción fiscal de dichos planes, dejando en 2.000 euros la aportación máxima deducible, que actualmente está en 8.000.</p>

		<p>Resulta que el <strong>Banco de Méxic</strong>o nos sorprendió hace unos días al aumentar sorpresivamente la tasa de interés en <strong>25 puntos base</strong>, contrario a lo esperado por la mayor parte del mercado. Con esto, el referencial se ubica en 4.25 por ciento con efectos a partir del 25 de junio de 2021.</p>
<p>Dos miembros de la Junta de Gobierno votaron por mantener la tasa sin cambios y reconocieron que la cadena de suministro se ha visto afectada por la pandemia.</p>
<p><strong>El Banco Central</strong> tiene como mandato único la estabilidad de precios y cuenta con un rango objetivo de una inflación de 3 por ciento +/- un punto porcentual.</p>
<p>Las expectativas de inflación general y subyacente en 2021 volvieron a aumentar y las de mediano y largo plazos se mantuvieron relativamente estables en niveles superiores a la meta de 3 por ciento. Ahora se estima que la inflación general converja a la meta de <strong>3 por ciento en el tercer trimestre de 2022.</strong></p>
<p>La inflación, que el <strong>Banxico</strong> tiene como mandato mantenerla baja y estable, se ubicó en <strong>6.02 por ciento</strong> en la primera quincena de junio, esta cifra es la más alta desde la segunda quincena de abril de este año.</p>
<p>La variación estuvo impulsada por los precios en los servicios debido a la reapertura paulatina de la economía.</p>
<p>El Banco Central, en su comunicado de política monetaria, reforzó su postura a fin de evitar afectaciones en las expectativas de inflación.</p>
