
Sabemos que invertir en propiedades resulta muy atractivo para los inversores. Sin embargo, se debe tener mucha atención al cap rate inmobiliario; es decir, al flujo de dinero que se va a recibir por el concepto de arriendo de la propiedad.
El Cap Rate o tasa de capitalización se muestra como un porcentaje del flujo de efectivo mensual que te dejará una propiedad en relación con su precio de venta.
Es decir, si una propiedad tiene un precio de $1,000,000 de pesos y sabes que la puedes rentar en aproximadamente $7,000 pesos al mes, es decir, un ingreso de $84,000 pesos al año, su Cap Rate es de 8.4%, calculado de manera simple.
Sin embargo, para obtener el Cap Rate real hay que tomar en cuenta el NOI Net Operating Income ó Ingreso Operativo Neto, que es la suma de todos los ingresos que genera el inmueble, menos todos los gastos de operación y mantenimiento del mismo.
Los ingresos operativos en inmuebles de oficinas, comercios o industria toman en cuenta otras fuentes de ingreso, como renta de espacios de estacionamiento, bodegas, salas de juntas, business center, por poner algunos ejemplos.
Estos ingresos se suman al ingreso que genera el área neta rentable.
En el caso de una vivienda, no hay otras líneas de ingreso, por lo que solamente se toma en cuenta la renta mensual pactada.
Siguiendo el ejemplo anterior, si la renta es de $7,000 pesos, no se tiene otra línea de ingreso y se tiene un gasto de mantenimiento mensual de $300 pesos. El verdadero NOI es $6,700 pesos, o lo equivalente a un ingreso de $80,400 pesos al año.
Entonces el CAP Rate es de
($80,400/$1,000,000)100= 8.04%

ELEMENTOS QUE SE TOMAN EN CUENTA COMO
GASTOS OPERATIVOS SON:




No todos los elementos de gasto operativo aplican a todos los inmuebles. Cada uno depende del acuerdo hecho en el contrato.
El Cap Rate que calculamos en este ejemplo es basado en que la propiedad está estabilizada, es decir, está ocupada o rentada arriba del 80% de su capacidad.
Para una vivienda básicamente la estabilización es de 0% o 100%. Es decir, o está rentada o está vacía, pero para una propiedad industrial, comercio u oficinas su porcentaje estabilizado es de al menos 80% de su área neta rentable.
Con este dato del Cap Rate es sencillo poder saber el monto de flujo mensual que te generará una propiedad, en relación a su precio de venta.
CONSIDERACIONES PARA LA INVERSIÓN

Un consejo útil es que la inversión debe ir directamente de la mano con el sector en donde se desee invertir. De este modo, mientras la zona esté más consolidada, en general, menor será su rentabilidad, pues su prima por riesgo o compensación por el riesgo asumido será menor que la de un sector no consolidado y con mayores posibilidades de expansión.
Otra consideración es que, si la propiedad tiene una buena administración en el tiempo, ésta se encargará de ir haciendo crecer los flujos de ingresos y acotando los costos, con lo cual el NOI irá creciendo en el tiempo y con ello hará crecer el Cap Rate.
En conclusión, si se desea invertir en propiedades, es necesario evaluar los flujos que ésta va a dejar en el mediano y largo plazo. Por ello, saber calcular el Cap Rate, en el mundo de la renta residencial es muy importante.
