Tal vez uno de los conceptos más simples, pero sumamente importantes al invertir en bienes raíces, es el ingreso que habla sobre el capital que una propiedad u operación te entrega. Para obtener este cálculo simplemente tienes que sumar todos los ingresos ya sea por rentas, fees, enajenación de un activo o cualquier dinero recibido que haya generado una inversión.
Por ejemplo, si en una inversión a 5 años recibes mensualmente $10,000 y al desinvertir el activo recibes $5,000,000 el ingreso total de esa inversión es de $5,600,000.
Si en el plazo de esa inversión se realizó mayor capital por resultados, ocupación u otros servicios generados, habría que agregarlos a esos ingresos.
La contraparte de los ingresos, referimos a cualquier egreso o costo de capital para ti, en este apartado, además de considerar el capital que estás utilizando para realizar una compra o inversión de algún activo, hay que agregar si estamos pidiendo algún préstamo, gastos de mantenimiento, fees, etc.
Para obtener la cantidad de flujo de efectivo solamente hay que restar los egresos mensuales a los ingresos mensuales y el resultado es el flujo que entrega esa inversión mensualmente.
Es importante considerar que hay proyectos e inversiones que ofrecen flujo de efectivo y otros que no, esto no quiere decir que uno sea mejor que el otro, pero es un factor a considerar al comparar alternativas de inversión.
RETORNO DE INVERSIÓN / ROI:
RETURN ON INVESTMENT
El retorno de inversión refiere a la tasa de interés generada de una inversión. Por ejemplo, si inviertes $1,000,000 y tu ganancia (adicional al retorno de tu inversión) es de $1,000,000 quiere decir que tuviste un retorno de inversión del 100%. Si en ese mismo escenario la ganancia hubiera sido de $500,000 tu retorno de inversión sería del 50%
¿CÓMO OBTENER EL
RETORNO DE INVERSIÓN?
ROI = ( Ganancia – Inversión ) / Inversión
*En la ganancia tienes que incluir tu capital invertido.
*Si quieres obtener el ROI en porcentaje tendrás que
multiplicar el resultado por 100.
Tomando el ejemplo inicial para obtener el ROI:
ROI = ($2,000,000 – $1,000,000) / $1,000,000
ROI = 1 (x 100) = 100%
Es importante considerar que el ROI no toma en cuenta el factor tiempo dentro de su ecuación por lo que, si bien es importante conocer el retorno de inversión, hay otros factores que debes tomar en cuenta para poder evaluar si la inversión es una buena alternativa para tu portafolio de inversión o no.
