Lo primero que debemos decirte es que no es posible definir una cantidad exacta de metros cuadrados para una persona o familia, porque las comodidades entre una familia y otra varían.
Cuando hablamos de señalar los metros cuadrados indicados para vivir, los factores varían pues, comúnmente se cree que las casas, por ser casas, son más grandes y ofrecen mayores comodidades que los departamentos. Quizá no lo sabías, pero existen dos formas de superficies que repercuten en la habitabilidad de un inmueble: los metros útiles y los metros construidos. Este puede ser un error al comprar una casa porque no dimensionamos la diferencia entre un tipo de medida y otro.
Como su nombre lo indica, la superficie útil es todo el espacio interior del inmueble, los cuales incluyen los armarios, sin embargo, excluye los espacios no funcionales. Tal es el caso de: las columnas de soporte, tabiques y falseados, esta es la información que necesitas para saber cuántos metros cuadrados requieres para vivir.
Para que sepas con certeza cómo se mide la superficie útil, será necesaria la ayuda
de un profesional, esto es para que no te sorprendas en un error de mediciones.
El otro tipo de medida que existe, son los metros construidos. A diferencia del primer tipo de medida, los metros construidos hacen referencia a la totalidad de metros cuadrados correspondientes al perímetro de una superficie. Es decir, se toman en cuenta las paredes compartidas, conductos de ventilación, instalaciones de cableado eléctrico o de gas natural, si es el caso.
La estructura mínima para poder vivir, deberá requerir las siguientes habitaciones: Cuarto principal y secundarios, baño, cocina y sala-comedor.
Recuerda que la habitabilidad se puede definir a partir de las practicas familiares
sanas que nos pueden ayudar a nuestro crecimiento particular. Es esto lo que
